Marketing Strategies

At Ray White Bunbury we understand that there is a lot more to selling your home than simply placing a 'For Sale' sign in front of your property. Below you will see the common marketing strategies used in Perth for the sale of property. These are Exclusive, Exclusive Plus, Multilist, Tender and Auction. We find the best strategy to be Exclusive Plus.

Sale by Exclusive Agency
An 'Exclusive Listing Authority' is signed. This does not get advertised in the agent's 'Properties for Sale' list and this method is rarely used. However, if the seller wants a 'quiet listing' and for the property not to be advertised, this is how it would be done.

Sale by Exclusive Plus
An 'Exclusive Listing Authority' is signed. The property is advertised in the agent's 'Properties for Sale' list. Our policy is to grant conjunctionals to any other agency who would like to bring prospective buyers to your home, provided we are not also working with the same buyer. We will, as a general rule, make the appointment for the conjuncting agent with you. In this way we are able to monitor all visits to your home and are able to get some feedback. We need to know what buyers are saying about your property so we can convey this to you. This method of listing is the most popular in Perth. About 90% of our listings at any one time are Exclusive Plus.

Sale by Multilist
Still an exclusive agency whereby the seller only deals directly with the appointed agent with regards to any offers or discussions on the value of the property. Any agent belonging to the Real Estate Institute of WA (REIWA) can, however, contact the seller direct, set up an appointment and visit your home. A lock box containing the key to your property is always available. Should you not be in, any agent may still visit your home without prior notice or at very short notice. A business card will be left in the house to advise you of the visit.

A less popular option now, but still used and valued.

Sale by Auction
This usually involves a four week heavy marketing plan. Home Opens are held for an hour on Saturday and Sunday afternoons each week. The final Sunday is usually Auction Day. Advertising is carefully prepared using key words to describe the features and to entice prospective buyers. The advertisements are placed in "The West Australian" and "The Sunday Times" on a weekly basis.
We also use the "Homebuyer" magazine to feature a colour picture and description. Regular meetings are held with you, the seller, so that you are well informed at all times of the progress and the comments of prospective buyers. Extensive neighbourhood canvassing is done to advertise the property. After all, your neighbours like the area and often have family or friends keen on the same location. All visitors to your home during the auction period are personally invited to join us on Auction Day and encouraged to make an offer.
The Auctioneer is introduced to you and your property. All necessary paperwork is prepared by us to finalise a sale.
The offer must be unconditional, so that once it has been accepted by you, the seller, it is a legal binding contract.

Sale by Tender
Becoming more popular as a marketing method, tender is similar to the auction plan with the difference that it is a confidential bidding system. It created competitive bidding due to purchasers having to put their 'best foot forward' at the time of their bid, because they do not get a second chance. The seller reviews all bids and makes a decision based on the merits of each. Bids do not have to be unconditional. The seller can choose not to accept any bid and may either accept or enter into negotiations with a selected party.
